Terms of Service

These Terms of Service govern your use of Van Permit Audit, a web service operated by Van Permit Audit Inc., a British Columbia company. They apply to everyone who creates an account, uploads a document, or purchases a permit-readiness review. Please read them carefully. The service is an AI-assisted pre-screening tool that is not a substitute for the professional judgment of a licensed engineer, architect, or permit consultant, and these Terms set out the legal consequences of that fact.


1. Decision-support tool, not professional advice

Van Permit Audit is an AI-assisted decision-support tool. All analysis, compliance checks, and reports generated by the service are for informational purposes only and do not constitute professional engineering, architectural, legal, or regulatory advice. Results must not be relied upon as a substitute for the opinion of a licensed Professional Engineer (P.Eng.), Registered Architect, or qualified regulatory consultant. You must engage a licensed professional before submitting a permit application or making construction decisions.

Van Permit Audit Inc. expressly disclaims all liability arising from reliance on AI-generated outputs. Permit requirements change frequently; you are solely responsible for verifying current requirements with the authority having jurisdiction (AHJ), most often the City of Vancouver Planning, Urban Design and Sustainability department.

2. Acceptance of terms

By creating an account, uploading a document, or using any other part of the service, you agree to these Terms of Service and our Privacy Policy. If you do not agree, do not use the service.

If you are using the service on behalf of an organization, you represent that you are authorized to bind that organization to these Terms, and "you" in these Terms refers to that organization.

3. Service description

Van Permit Audit provides AI-powered permit-document screening for construction and development projects in Vancouver and Metro Vancouver, British Columbia. Users upload permit-related PDF documents and receive an automated compliance report highlighting potential issues against indexed bylaw and code references. A paid permit-readiness review includes a Permit-Readiness Review PDF, a Senior Official's Regulatory Assessment PDF, and a QR-verified public verification link.

The scope of bylaw coverage is published, and kept current, on the Coverage page. We do not claim coverage for bylaws that are not listed on that page.

4. Pricing, payment, and refund policy

The free analysis is provided at no charge and returns the full breakdown of findings, confidence scores, and bylaw citations. The permit-readiness review is a one-time charge of CAD $49 per report. There is no subscription, no auto-renewal, and no saved card on file; to run another readiness review later, you authorize another one-time charge.

7-day money-back guarantee. If the certificate PDF fails to generate, the analysis is demonstrably wrong (for example, citing a bylaw that does not exist), or you are dissatisfied for any reason within 7 calendar days of purchase, email support@vanpermitaudit.ca from the address on your account and we will refund the full $49 to the original payment method within 5 business days. No forms, no support tickets, no negotiation. This guarantee is in addition to (not in replacement of) your statutory rights under BC consumer-protection law.

Enterprise subscriptions, when arranged, are governed by the Master Service Agreement on the Legal page and by the terms of the individual Order Form.

5. Account responsibilities

You agree to:

  • Maintain the confidentiality of your login credentials and notify us of any suspected unauthorized access.
  • Not share account access, and not use the service on behalf of someone else without their consent.
  • Not upload documents you do not have the right to share, for example, confidential third-party permits, client files outside the scope of a consulting engagement, or documents subject to a non-disclosure agreement that prohibits third-party AI analysis.
  • Not attempt to reverse-engineer, scrape, probe, or otherwise abuse the service or its APIs outside the scope of intended use.
  • Not use the service to generate content that violates Canadian law, including content that infringes intellectual property, defames individuals, or otherwise breaches the Criminal Code of Canada.

6. Intellectual property

All software, user interface designs, documentation, knowledge-base encoding, prompts, and model-orchestration logic that power the service are the property of Van Permit Audit Inc. or its licensors. You retain ownership of the documents you upload and the reports generated about your projects. By uploading a document, you grant Van Permit Audit Inc. a limited, non-exclusive, non-transferable licence to process it solely for the purpose of producing your requested analysis and delivering related features (certificate generation, QR verification, Permit Vault access). This licence terminates automatically when your account is deleted or, for unattached uploads, when the extracted text is purged under the retention schedule.

7. Disclaimer of warranties

The service is provided "as is" and "as available" without warranties of any kind, express or implied, including but not limited to merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the service will be uninterrupted, error-free, or that AI outputs will be accurate, complete, or current. Nothing in this clause limits warranties or rights that cannot be disclaimed under BC consumer-protection legislation.

8. Limitation of liability

To the maximum extent permitted by applicable law, Van Permit Audit Inc., its officers, employees, contractors, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of (or inability to use) the service, even if advised of the possibility of such damages. This includes lost profits, lost data, lost permit applications, construction delays, or downstream business consequences.

Our total aggregate liability for any claim arising out of or related to the service is limited to the greater of: (a) the amount you paid for the specific analysis that gave rise to the claim, or (b) CAD $49. Nothing in this clause limits liability that cannot be limited by BC law, including liability for willful misconduct, fraud, or breach of statutory consumer rights.

9. Indemnification

You agree to indemnify and hold harmless Van Permit Audit Inc. against claims arising from: your violation of applicable law, your misuse of the service, your upload of documents that infringe third-party intellectual property or privacy rights, or your misrepresentation of the contents of a compliance report to a third party (for example, presenting a failed certificate as if it were a passing certificate).

10. Suspension and termination

You may stop using the service and close your account at any time by emailing support@vanpermitaudit.ca. We delete personal data within 30 days of account closure, subject to legal-hold obligations described in the Privacy Policy.

We may suspend or terminate your access to the service without refund if you materially breach these Terms, for example, by uploading abusive content, by attempting to reverse-engineer the service, or by using the service for activities prohibited under Canadian law. For subscription customers, we provide 30 days' notice of termination for non-material breach, and an opportunity to cure.

11. Governing law and BC jurisdiction

These Terms are governed by and construed in accordance with the laws of the Province of British Columbia and the federal laws of Canada applicable in BC, without regard to conflict-of-law principles. You irrevocably agree that the courts of British Columbia have exclusive jurisdiction over any dispute arising from or relating to these Terms or your use of the service. Enterprise customers may, by separate agreement, elect binding arbitration in Vancouver, BC under the BC Arbitration Act as the primary dispute-resolution mechanism.

12. Changes to these terms

We may update these Terms from time to time. Material changes will be communicated by email to registered users at least 14 days before the new Terms take effect. Continued use of the service after the effective date constitutes acceptance of the revised Terms. If you do not accept a material change, your remedy is to stop using the service and request account deletion before the new Terms take effect.
